Five Questions with Seth Caputo, Sr. Staff Landman

For more than 18 years, Seth Caputo has been a trusted, local presence for our owners in Northeast Pennsylvania – building relationships, resolving issues and helping ensure they feel informed and supported. As a Sr. Staff Landman, Seth serves as a knowledgeable resource for the communities where we operate.

How do you describe your role and the work you do with our owners?
My primary responsibility is securing the documents required to execute our drilling schedule, including leases, amendments, easements and title curative work. I handle many of these agreements directly and also oversee the document acquisition process.

On a day-to-day basis, I respond to inquiries from owners regarding royalty payments, development activity, field-related matters and more. I’m also a member of our local and corporate outreach teams and take a lot of pride in everything we’re doing to positively impact the communities in which we operate.

How do you build and maintain long-term relationships with our owners?
I’ve been representing the company in Northeast Pennsylvania for more than 18 years. Over time, I’ve built lasting relationships with our owners that I cherish very much. This is the part of the job I enjoy the most.

Having a positive impact on others is something that has always driven me, and this job has given me the opportunity to do that. Balancing the needs of the company with a desire to educate our landowners and make sure their concerns are heard is something I value deeply. My approach to relationship maintenance is simple: treat others as you’d like to be treated.

What’s a recent situation where your team helped resolve an issue or improve an owner’s experience?
Every day, inquiries present opportunities to improve an owner’s experience. I have a particular appreciation for assisting the elderly who may face challenges with technology. Recently, I’ve helped several landowners with royalty-related inquiries, acquiring tax documents and addressing activity concerns. I find the elderly are often the most appreciative of assistance in resolving these ‘simple’ concerns – which is very rewarding for me.

How does being local to the area shape how you approach your work?
Most of the areas where we operate are classic small towns. Being a Pennsylvania resident and coming from a small town myself, knowing the dynamics and understanding what is on the mind of these particular owners informs how I approach my interactions with them. These are often blue-collar areas, where your word and a handshake still matter, and I find that honesty, straight forward communication and follow through are desired and appreciated.

That’s the approach I take with owners. I want them to make informed decisions, and I see what I do more as a responsibility to educate owners about an opportunity that could greatly benefit their family, rather than what some might perceive as a high-pressure sales position.

What do you like to do outside of work?
I have two kids, Jonah (17) and Piper (14), who are involved in school activities. My wife and I enjoy attending their events. Jonah golfs, wrestles and plays baseball. Piper is a cheerleader and acts in our theater program. Outside of the kids’ activities, I like to play golf, shoot pool, spend time with friends and family, attend concerts or any live music, and travel.
